A casita is typically a fully detached second structure on the same lot — its own entrance, often a kitchenette and full bath, sometimes a small living area. A mother-in-law suite(or in-law suite, ILS) is usually attached to the main house but functionally independent: separate entrance, bathroom, bedroom, and often a kitchenette or wet bar. In Las Vegas, "casita" is by far the more common MLS term and tends to command a higher resale premium because of the detached-structure flexibility.
