What Is the History of Carson City?

The first English American settler to arrive in what is now known as Eagle Valley was John C. Fremont. Fremont and his exploration party made their way to the area in January of 1843, naming the river flowing through the valley the Carson River — in honor of mountain man Kit Carson, who Fremont hired as a guide.
Later, settlers named the area Washoe in reference to the Washoe people who had inhabited the site. By 1851, a trading post was constructed and the area became a popular stop for California-bound travelers. In 1858, Abraham Curry purchased Eagle Station and renamed the settlement Carson City. With the forethought that Carson City would one day serve as the Nevada state capital, Curry reserved a 10-acre plot in the center of town for a capital building.
A year later, gold was found in nearby Comstock Lode, fueling rapid growth. Curry built the Warm Springs Hotel in 1859, which was later loaned to the territorial Legislature and then converted into the territorial prison — a building that remains part of the state prison today.
In 1969, Carson City merged with Ormsby County to officially become the Consolidated Municipality of Carson City, giving it city limits that encompass 146 square miles. According to the U.S. Census Bureau, Carson City now has approximately 58,000 residents — making it technically one of America's larger state capitals by land area.

How Is the Real Estate Market in Carson City?
Real estate in Carson City is varied, though single-family detached properties make up the large majority of available inventory. Carson City homes tend to be spacious, single-family detached properties offering two to four bedrooms and two to three bathrooms on comfortably sized lots, most with attached one- or two-car garages.
According to the Reno/Sparks Association of REALTORS, median sale prices for Carson City homes have risen meaningfully since 2022. What Does It Cost to Live in Carson City?
Carson City is meaningfully more affordable than Reno or the Tahoe basin. According to the U.S. Bureau of Labor Statistics, Northern Nevada's overall cost-of-living index runs below the national average for housing when compared to California metros — and Carson City sits below even Reno on the housing cost curve. Typical monthly rent for a two-bedroom apartment in Carson City runs $1,300–$1,700, compared to $1,700–$2,200 in Reno and $2,500–$3,500 near Lake Tahoe.
Day-to-day costs are reasonable for a Sierra-adjacent town, and the Nevada tax structure does heavy lifting. According to the Nevada Department of Taxation, Nevada levies no state income tax — so wages, investment income, and retirement distributions are not taxed at the state level. For a household earning $120,000 annually relocating from California's 9.3% income-tax bracket, that is roughly $11,160 per year in state tax savings. For relocators from California, Oregon, or Colorado, that alone can be worth $8,000–$15,000 per year depending on income level.
| Tax Category | Nevada (Carson City) | California |
|---|---|---|
| State income tax | 0% | Up to 13.3% |
| Social Security tax (state) | None | None (state) |
| Pension / 401(k) tax | 0% | Taxed as ordinary income |
| Estate or inheritance tax | None | None (state) |
| Effective property tax rate | Under 1% (capped) | 1.1%–1.25% |
| Sales tax | 7.6% (Carson City) | 7.25%–10.75% |
According to Nevada Revised Statutes, Nevada's partial tax abatement limits annual property-tax increases on an owner-occupied primary residence to a low single-digit percentage, and effective rates in Carson City run well under 1% of assessed value. On a $450,000 home, that translates to roughly $3,500–$4,000 per year in property taxes — versus $5,000–$6,000 in comparable California markets. New owners should confirm the primary-residence classification with the Carson City Assessor after closing to lock in the lower cap.
